IonPilot LLC is a land acquisition company that operates throughout the United States. We purchase vacant land, lots, and acreage from willing sellers. We are not a licensed real estate brokerage and do not act as agents or brokers for any party. We are principals purchasing property for our own account.

Nothing on this Site constitutes an offer to purchase property or a binding commitment of any kind. Any offers made by IonPilot to purchase real property are made on a case-by-case basis and are subject to our due diligence review, internal approval, and the execution of a formal purchase agreement signed by both parties. We reserve the right to withdraw or modify any offer at any time prior to the execution of a binding agreement.
When you submit information through our contact form or other communication channels, you consent to being contacted by IonPilot via phone, email, or text message regarding your inquiry. You may opt out of communications at any time by replying STOP to any text message, clicking unsubscribe in any email, or contacting us directly at the information provided below.
We may also reach out to property owners using publicly available property ownership records. If you receive a communication from us and do not wish to be contacted, simply let us know and we will remove you from our contact list.
Any information you submit is provided voluntarily. Submission of information through the Site does not create a confidential, fiduciary, or advisory relationship between you and IonPilot.

OUR TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATED TO THESE TERMS OR YOUR USE OF THE SITE SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100).
You agree to indemnify, defend, and hold harmless IonPilot LLC and its members, officers, directors, employees, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, or expenses (including reasonable attorneys' fees) arising out of or relating to your use of the Site, your violation of these Terms, or your violation of any rights of a third party.
Any dispute, claim, or controversy arising out of or relating to these Terms or the Site shall first be attempted to be resolved through good-faith negotiation between the parties. If the dispute cannot be resolved through negotiation within thirty (30) days, either party may pursue resolution through binding arbitration administered in accordance with the rules of the American Arbitration Association. The arbitration shall take place in a mutually agreed-upon location or remotely. Each party shall bear its own costs of arbitration.
These Terms shall be governed by and construed in accordance with federal law and the laws of the state in which IonPilot LLC is organized, without regard to conflict of law principles.
We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to the Site with an updated "Last Updated" date. Your continued use of the Site after any changes constitutes acceptance of the new Terms. We encourage you to review these Terms periodically.
If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, that provision will be limited or eliminated to the minimum extent necessary so that the remaining provisions remain in full force and effect.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and IonPilot regarding your use of the Site and supersede all prior agreements and understandings, whether written or oral.
